A proposed development for the erection of single dwelling house on land south west of Flexbury Hall was rejected by Cornwall Council. 4 substantial public objections were received for application PA19/03237.
These were the reasons given by the planning officer.
The proposal has failed to demonstrate the proposed access to serve the dwelling would be safe and suitable for all peoples, including pedestrians. The proposal therefore fails to accord with policy 27 of the Cornwall Local Plan Strategic Policies 2010-2030 and paragraphs 108 and 109 of the National Planning Policy Framework 2019. 2 The proposed development as a result of its cramped and contrived layout and height would have an adverse effect on the visual and residential amenities of the occupiers of dwellings known as Nos.6 and 7 Cedar Grove, in particular, through loss of privacy and overlooking, and by being overbearing on both the neighbouring properties and on the future occupants of the proposed dwelling. As such the proposal is contrary to Policy 12 of The Cornwall Local Plan Strategic Policies 2010-2030 and paragraphs 127 and 130 of the National Planning Policy Framework 2019.
